Downtown Campbell Swapped Its Tablecloths for Small Plates This Year

A new sign hangs on the shuttered door at 368 E. Campbell Ave. It reads TRIAL|ERROR, and its logo is a cocktail shaker wrapped in a double helix. Less than two years ago, the same room opened as Lira, a fine-dining restaurant run by a celebrity chef.

That corner sums up downtown Campbell's year. Several familiar names left the blocks around E. Campbell Avenue and Central Avenue in 2026. Every room that has already been re-leased went to the same kind of operator: shared plates, cocktails, a bar counter, later hours. If you haven't walked downtown since spring, you'll see that pattern at almost every address that changed. Three October weekends are about to bring you back.

The corner that set the pattern

Lira opened in January 2025 with chef Tucker Ricchio in the kitchen. Ricchio left in June 2025, and the restaurant closed for good in December. The owners later said the fine-dining math no longer worked.

The new tenant is Jason Seele, who owns Los Gatos Soda Works and has tended bar for 24 years. Palo Alto Online reported in July that TRIAL|ERROR will be a modern specialty cocktail bar serving creative small plates. The cocktail list draws on ingredients like Ethiopian black cardamom, Venezuelan tonka beans and galangal. The kitchen is led by chef Manuel Santillan, who has cooked at Alexander's Steakhouse, Morton's The Steakhouse and Chez TJ, the Michelin-starred Mountain View restaurant that has since closed. One dish in development is a lobster corn dog with a sweet corn bisque sauce, and the whole menu will be served tapas style.

Seele explained the format plainly:

"You don't have to get married to an entree that's 45 bucks that may or may not be good."

The room seats 110 including outdoor dining. The bar top will be illuminated white marble, and hours will likely run 4 to 11 p.m. TRIAL|ERROR will join The Vesper and Wild Rose Eatery and Bar on downtown's list of cocktail bars.

As of this writing, the opening is still a plan. The Mercury News described the lounge as arriving "this autumn." The latest reports we found, from late summer, still gave October as a target, with no firm date. If you plan an evening around it, check that the doors are open before you walk over.

Every room that changed hands went the same way

The Lira swap could pass for a one-off if it were the only one. It isn't. Here is how the other turnovers played out, block by block:

  1. 33 S. Central Ave. A Bellagio closed after more than two decades of Italian dinners. Honō Izakaya & Sushi took the address and serves a Japanese fusion menu around a bar in the middle of the room. The Silicon Valley Business Journal reported in September that Honō replaced A Bellagio within months.
  2. 276 E. Campbell Ave. Opa! left after its chain collapsed and filed for Chapter 7. Elia, a Greek and Mediterranean group that started in Pleasanton, moved in with mezethes, weekend brunch, and Friday and Saturday hours that run toward midnight. Elia's own site now lists the Campbell address and takes reservations.
  3. 1875 S. Bascom Ave., Suite 405, at the Pruneyard. Dough Zone Dumpling House opened June 5 in the former Patxi's Pizza space between Trader Joe's and Humphry Slocombe. At 3,167 square feet, it is the chain's sixth Bay Area location.

Taken together, sushi at a center bar, mezethes, dumplings and tapas-style cocktail plates all replaced places built around a single entree. The Business Journal's August look at the shift covered the same set of closures and replacement tenants. City staff have described the turnover as concept replacement, not a district losing its tenants. The Business Journal's September headline on Honō pointed to continued demand for second-generation restaurant spaces, meaning rooms that already have a kitchen, even with higher costs and softer consumer spending.

The demand is concrete. Rooms like the old Lira space and the A Bellagio dining room come with kitchens and bars already built, and in each case the next operator was signed before most passersby had noticed the old sign was gone.

The storefronts still in between

Two downtown addresses haven't landed yet, and both fit the same story from different angles.

Distrito Federal, 379 E. Campbell Ave. The Mexican restaurant was reported in late August as temporarily closed under a court-appointed receivership. According to the Business Journal, the restaurant has been under court supervision since February while the owner and a business partner work through a dispute, and potential buyers have been calling daily. We found no later report of a reopening or a sale, so treat its status as unresolved.

Ainsley's Spout House, Harrison Avenue. Alan Hicks is building a Scottish-Californian beer garden in the former Ainsley Corporation offices. An earlier forecast pointed to October 2025. Ainsley's site now says "Opening 2026" and "Construction continues," with no specific date.

The daily calls about Distrito Federal back up what Honō's quick move-in showed. Even a storefront tied up in a legal dispute draws operators who want a built-out restaurant room on E. Campbell Avenue.

Three October weekends that put you on the new block

Most of these changes happened on weeknights and quiet Tuesdays. The October calendar is when a lot of people will walk past all of them at once, because the events run along E. Campbell Avenue and N. First Street, the same blocks where the turnover happened.

  • Saturday, October 17: Campbell Oktoberfest Fun Run. The 19th annual race includes a 10K, a 5K and a Kids' Dash on the Los Gatos Creek Trail, with Campbell Park and the trail listed as its location.
  • Saturday and Sunday, October 17 and 18: the 31st Annual Campbell Oktoberfest. It fills downtown streets around E. Campbell Avenue and N. First Street, running 10 a.m. to 6 p.m. Saturday and 10 a.m. to 5 p.m. Sunday. Details are on the Downtown Campbell event page.
  • Saturday, October 24: the 2026 Thrill the World Zombie Crawl. It runs 7 to 9 p.m. downtown, and the listed stops include downtown restaurants. That makes it a natural way to see which dining rooms carry new names this fall. The route is on the Zombie Crawl listing.
  • Sunday, October 25: Creepy Crawly Halloween Trick-or-Treat. It runs 4 to 6 p.m. at E. Campbell Avenue and N. First Street. See the Creepy Crawly page for more.
  • Saturday, October 31: Tessora's Halloween Party. It runs 7 to 11 p.m. at Tessora's Wine Bar, 234 E. Campbell Ave.

The Oktoberfest afternoons end at 6 and 5 p.m. If TRIAL|ERROR opens on schedule, its expected 4 p.m. start overlaps the tail of both days. Elia's late weekend hours cover the evening after the Zombie Crawl wraps at 9.

November moves the block indoors

After Halloween, the downtown calendar shifts to the Campbell Heritage Theatre at 1 W. Campbell Ave., a short walk from the restaurant rows above.

  • November 5 to 7: Shrek the Musical Jr., presented by Campbell Union School District.
  • November 19, 7 p.m.: World Ballet Company's Swan Lake.
  • November 20, 7 p.m.: Harriet: Trying To Get The Feeling Again.

A 7 p.m. curtain sets up a shared-plates dinner before the show or a cocktail after, the same format the new tenants have built around. The month wraps up with Small Business Saturday on November 28 at E. Campbell Avenue and N. First Street. By then, a few of this year's newer downtown businesses will be marking their first holiday season on the block.

At The Chiavettas, our family keeps track of who's opening and who's leaving on E. Campbell Avenue because these blocks are part of what our Campbell neighbors are invested in. If you live nearby and are curious how this year's turnover on your downtown fits into your home's value, we're glad to talk it through over coffee, or a cocktail once TRIAL|ERROR opens. Request Your Home Valuation, and we'll bring the local context with us.
